COLORADO, BEFORE THE SKI SEASON, AFTER THE SUMMER. That is why the
price is so low for this week because it is a slow season, "blue
week" with RCI. This resort is walking distance to town, where there
are lots of restaurants and shopping. Frisco is a beautiful little
mountain town, very close to the ski areas, although this is not a
ski week, it is a fixed rotating week (not a floating week, it is on
a fixed calendar), so the week changes every year. It rotates from
early October to the end of November. We can fax or e-mail a
calendar to you, if you are interested in the week.
We actually own two of these weeks and want to sell both of them.
This is a very nice place, a favorite for many skiers. There are
only six timeshare units at Val Chatelle, and the rest of the units
in this subdivision are individually owned. The unit that is in the
middle of this group of timeshares of 109 A-G Alpine Dr., was sold
three years ago for $374,000. This is what the real estate value is
for this elite area. But the timeshare values do not follow the
property values, so until the timeshare unit owners decide to sell
out, after the right-to-use is done, the real estate as a timeshare
is not nearly as valuable, one week at a time, as the whole unit.

Loft has twin beds, dresser, nightstand
between the beds; second bedroom has queen bed, closet, dresser and
night stand; master bedroom has its own bath, small balcony, closet,
king bed, two night stands, dresser; additional bath on the second
level by the second bedroom. Main level has single-car heated
garage; great kitchen with all appliances; full sized washer/ dryer
in hall closet; dining room with six chairs and two bar stool/ tall
chairs at the counter between kitchen and dining room; nice sofa and
chairs in the living area; gas fireplace in the living room; hot tub
on the private deck, right outside of the sliding door.
Maintenance fees are only $416 for this week, which you can pay in
four installments of $104. Closing costs are $250 and will be
performed by the management company, Americana Resort Properties.
The usage is available for this fall for both weeks, which are on
the same rotation, in units 109 E and 109 C.
The fees are very stable for this resort. They haven't raised the
fees in at least five years, plus the board has a large reserve fund
for future repairs. The management company is amazing, and so is our
board of directors. We own 3 additional summer weeks at Val Chatelle.
We are considering selling our week that rotates near Memorial Day
week as well, which we have had good luck in renting and exchanging
in the past. If you are interested in that particular week, the cost
would be $1,700 + closing costs.
RCI is the trading company, and we have had great success in
exchanging our blue weeks, these two we are advertising here, for
exchanges to Hawaii in the three-week window. We stay at Gold Crown
resorts and only pay our maintenance fees of $416 + an exchange fee
of $164. Airfare to/from Denver tends to be pretty good, too, at the
last minute. We have also exchanged into Orlando with this week and
stayed at many really great resorts there, including Hilton Grand
Vacation Club, Orange Lake, Vistana Villages (Sheraton), Vacation
Village at Parkway, and Cypress Pointe. These are all Gold Crown
resorts and the cost of their maintenance fees are much higher than
what we pay to stay there. We can easily get summer weeks at those
resorts.
